Before you put up that new fence, driveway, sidewalk, curb, or apron, check with the Malverne Building Department. Some key rules:

✅ Fence Installation & Replacement requires a permit.

✅ Driveway & Sidewalk Work (including curbs and aprons) needs approval.

🚫 Belgium Block curbs are not allowed at the street edge.

Home Additions & Renovations – What Needs a Permit?

🏡 Expanding or Renovating? Get a Permit First! 🏡

Thinking about adding to your home? Certain renovations require approval to ensure they meet safety codes.


A permit is required for:

✅ Home Additions – Expanding your home or converting space (garage/attic/basement).

✅ Decks, Patios, Porches, & Porticos – If your structure is over 10” above grade or has a roof over it.

✅ Kitchen & Bathroom Renovations – Major updates need approval.


Skipping permits can cause costly issues later—get approval first! Contact the Malverne Building Department to make sure your project is safe and up to code.


Plumbing & Electrical – What Needs a Permit?

⚡ Upgrading Plumbing or Electrical? A Permit is Required! 🔧

Before you hire a contractor to replace plumbing or electrical systems, check if a permit is required.


This includes:

✅ Plumbing Work – Replacing fixtures, gas lines, or water heaters.

✅ Electrical Work – Installing service panel upgrades, generators, EV charging stations, and solar panels.

Heating & Cooling – What Needs a Permit?

🔥 Installing a New Heating or Cooling System? Get a Permit First! ❄

Before replacing your boiler, furnace, water heater, or HVAC system, make sure you have the proper permits.

This applies to:

✅ Heating Systems – Boiler, furnace, storage tanks, and fuel conversions.

✅ Cooling Systems – Central air, ductless splits, and ductwork installations.


Your heating and cooling systems must meet energy efficiency and safety codes. The Malverne Building Department ensures everything is done safely—apply before you install!


Outdoor Features – What Needs a Permit?

🏊 Building a Pool, Outdoor Kitchen, or Retaining Wall? Permits Required!

Spring is the perfect time to enhance your backyard, but permits are required for:

✅ Swimming Pools, Hot Tubs, & Saunas – Includes installation and removal.

✅ Outdoor Kitchens, Fireplaces, & Pizza Ovens – Built-in structures need approval.

✅ Sheds & Accessory Buildings – Over 100 sq. ft. in size.

✅ Retaining Walls – Over 18” high must be reviewed for safety.
